Registering a Flat in Pune

Pune registration has one structural feature that a buyer coming from another city does not expect: the flat may sit inside the Pune Municipal Corporation limits, inside the Pimpri-Chinchwad Municipal Corporation limits, or in an area that has only recently been brought into corporation limits from the revenue side. Which of the three applies determines where the assessment record sits, which local body surcharge is added to duty, and which office handles the record update after registration. Selling a Pune Flat From Abroad

How are flat registration charges calculated in Pune?

What should be checked on a flat built on converted land?

The conversion of the land from agricultural classification, the sanctioned layout, the commencement and completion or occupancy position, and whether the chain from the original landholder to the developer is complete and registered. Can an NRI sell a Pune flat without travelling to India?

How does the deduction work when an NRI sells a Pune flat?

It is settled with the buyer before the completion date is agreed, because it changes what the seller actually receives on the day.

What if possession was taken but the flat was never registered?

The buyer holds a contractual position rather than recorded ownership, which obstructs resale, mortgage and succession, and leaves the record showing the developer or the previous owner. Registering late is possible but involves the duty position as it stands at that time and, in older cases, tracing parties who may no longer be available. It is materially cheaper to register at the time.
